Job Summary

Responsible for conducting general maintenance and repairs on facility equipment and property structures. Ensure that systems perform at optimum functionality. Performs overall repair, general and preventative maintenance for the campus at large which also includes all Housing structures such as Hales, Temple View Apartments (TVA) and Off-Campus University Housing. Technician is to ensure that all upkeep and repairs are completed in an efficient manner.

ESSENTIAL DUTIES AND PRIMARY RESPONSIBILITIES

(60%) General and Preventative Maintenance

• Responsible for timely response to all incoming work orders according to priority standard set on response time.
• Perform turnover for Off-Campus University housing, Hale, and Temple view apartments (TVA), offices, classrooms, and all campus university structures which include painting, plumbing, electrical, carpentry and other repairs directed by the Supervisor/Manager as needed.
• Meet with Supervisor on a daily basis to discuss/schedule incoming work orders by nature of work needed (work orders which are hazardous or inconvenient to the tenants, i.e. plumbing or electrical problems, or cause damage to property are given first priority).
• Assists in emergency work orders including those after hours.
  (30%) Supervision/Training
  
  • Encourages positive tenant/staff relationships while working in direct contact with students and faculty/staff residing in or occupying campus properties.
  • Assists the Maintenance Supervisor/Manager in the implementation of the Standards, Trainings, Safety and Policies.
  • Responsible for on-going inspections and correct any problems or notify management of findings which need a solution and remedies.
  • Help train/grow student workers to comply/learn standards, codes and increase their knowledge of maintenance in campus housing facilities.
    (10%) Meetings/Office work
    
    • May recommend prospective new hires.
    • Encourages positive tenant/staff relationships.
    • Update status of work orders in work order system including notes.
    • Perform other duties as assigned.
      
      EDUCATION AND WORK EXPERIENCE
      
      • One-year certificate from college or technical school; or four years related experience and/or training; or equivalent combination of education and experience.
      • Must have an open mindset to changes and positive attitude to reflect work as a team collaboration.
        
        SKILL SET
        
        • Computer experience needed to receive, review and send emails, review and update work orders, and perform basic computer functions.
        • Must be able to multi-task and work well under stressful conditions daily.
        • Must be able to communicate well in English and have the ability to explain things correctly and succinctly.
          
          License or Certification: Current Hawaii driver's license required.

          • Day to day management of student employees.

            • Hiring and terminating of full-time employees.
            • All purchases need to be acknowledged or approved by supervisor.
            • Hiring and terminating of student employees for Housing Maintenance.
              
              WORK SCHEDULE:
              
              • 8:00 a.m. to 5:00 pm Monday through Friday (this position takes 1-hr lunch break).
              • Must be able to work on-call. Subject to change.
                
                TRAINING AND EVALUATIONS:
                
                • The employee is required to attend all training that is mandated/approved by the supervisor. In addition, the employee is expected to meet with the supervisor weekly and for the annual performance evaluation.
                  
                  PROBLEMS AND CHALLENGES:
                  
                  Miscommunication issues with tenants, co-workers. Challenges in meeting maintenance deadlines.
                  
                  REGULATIONS:
                  
                  Federal, state, institutional or other types of regulations that influence job responsibilities. All activities must conform to the Church of Jesus Christ of Latter-Day Saints.
                  
                  WORK ENVIRONMENT:
                  
                  Employee has a small office area in the maintenance shop which is shared with other maintenance technicians. Support areas also contains equipment, tools and supplies used in maintaining Hales, Temple View Apartments, Faculty homes and BYU-Hawaii Campus. Subject to outdoor weather, gasoline powered engines, fumes, caustic chemicals, airborne particles with exposure to high, precarious work places.
                  
                  EQUIPMENT USED:
                  
                  Various maintenance tools (for example: screwdrivers, hammers, Power Tools) plus wet vacs, carpet shampooers, floor waxers and floor strippers, vacuums, computer, cell phone, copy machine, printer.
                  
                  PHYSICAL REQUIREMENTS:
                  
                  Employee must be able to stand, climb, walk, push, pull, kneel, stoop, crawl, crouch, reach, hear and see and lift up to 50 pounds.
